Originally built by Western Electric as a distribution facility, 555 Tuckahoe Road has a storied history that reflects AWRE's long-term, relationship-driven approach to real estate. The property later served as the national distribution headquarters for Saks Fifth Avenue before AWRE acquired it from Saks in 1999. Following acquisition, the firm executed a long-term lease with Qwest Communications, stabilizing the asset and generating consistent returns over two decades of ownership. In 2020, AWRE structured a creative transaction to release Qwest from its existing lease obligations and simultaneously executed a new long-term NNN lease with UPS, converting the 430,000 square foot facility into one of the largest last-mile logistics facilities in the New York metropolitan area. Completed in 2021, the conversion required a significant community approval process and demonstrated AWRE's ability to navigate complex entitlements, restructure tenant relationships, and reposition a major asset to capitalize on the explosive growth of e-commerce and last-mile delivery infrastructure. The property remains a core holding in AWRE's portfolio today.
