Alfred Weissman Real Estate, LLC ("AWRE") has been acquiring, developing, and managing commercial real estate for over 50 years. Founded in 1982 and headquartered in Harrison, NY, the firm has built an enduring track record across hospitality, luxury residential, office, retail, and industrial real estate — earning the trust of civic leaders, business partners, and investors through consistent execution, professional integrity, and a hands-on approach to every project it undertakes.

Investment Philosophy

 

AWRE targets value-add investments, with a focus on opportunities in a niche that larger institutional investors overlook and smaller independent investors cannot execute. Our target investments typically range between 50,000 to 100,000 square feet — a sweet spot that limits competition and allows AWRE to apply its full operational and development expertise to create outsized returns.

We believe that real estate profits are made when a property is purchased, not when it is sold. AWRE sources investments intelligently — through long-term relationships, off-market channels, and a disciplined eye for assets whose value is not yet visible to the broader market. We have had success acquiring surplus or non-core real estate from large corporations that prioritize balance sheet clarity over price maximization, creating opportunities for AWRE to acquire quality assets at compelling valuations.

For equity transactions, AWRE targets properties in distress including structural, operational, or financial challenges.  This allows our hands-on development and management capabilities to unlock value. Hotel repositioning is a particular area of focus, where the firm's deep hospitality expertise provides a meaningful edge. AWRE's financial strength, conservative leverage philosophy, and long-term investment outlook allow us to move decisively when opportunities arise.

 

Track Record

 

Over five decades, AWRE has demonstrated a consistent ability to identify opportunities, execute complex development programs, and actively manage assets to maximize income and long-term value.

The firm's accomplishments span an exceptionally broad range of asset types and development challenges. Notable past projects include the conversion of a Class A office building from two to three stories while the tenant remained in occupancy; the redevelopment of the former Saks Fifth Avenue distribution center; the repositioning of a vacant 133,000 square foot office building as the Dannon US Headquarters; the development of student housing at 20 Hawley Street in Binghamton, NY; and the development of a 430,000 square foot UPS last-mile logistics facility at 555 Tuckahoe Road in Yonkers — one of the largest industrial projects of its kind in the New York metro area.

In hospitality, AWRE has owned, renovated, and asset-managed a portfolio that includes the DoubleTree by Hilton in Binghamton, NY, the DoubleTree by Hilton in Gaithersburg, MD, the Heritage Hotel Golf, Spa & Conference Center in Southbury, CT, and the Hampton Inn & Suites in Yonkers, NY — the latter developed ground-up by the firm.

Among the firm's most distinguished achievements is the development of The St. Regis Residences in Rye, NY — the first standalone St. Regis branded residential project in the world, developed without a connected hotel. A landmark transaction in ultra-luxury real estate, it demonstrated AWRE's ability to navigate complex entitlements, assemble sophisticated financing structures, and deliver a hospitality-caliber living experience defined by exceptional amenities and white-glove services.

That experience now anchors AWRE's exciting new project: The Orchards, a new luxury resort and spa being developed on a historic estate in Bennington, Vermont. In negotiations with a worldwide luxury hotel brand, the property will feature 120 keys and 24 for-sale villas, The Orchards represents the culmination of everything AWRE has built — hospitality expertise, entitlement execution, creative repurposing, luxury development credibility, and a proven ability to create destination environments that transcend a single asset class.

 

Our Founder

 

Alfred Weissman began his commercial real estate career in 1969, joining Helmsley Spear where he built a reputation for professional excellence, management skill, and personal integrity. He later became a partner at Newmark and Company, where he began acquiring and developing commercial properties. In 1982, he founded Alfred Weissman Real Estate, with a singular focus on real estate development.

A graduate of Syracuse University and a veteran of the U.S. Army, Alfred had deep respect for those who served in uniform and devoted considerable time and energy to the U.S.O. in support of military members. He was a Director on the Board of the Garden City Chamber of Commerce and a proud 30-year board member of St. Joseph's Hospital in Yonkers.

Alfred Weissman passed away in March 2016. In 2017, he was posthumously honored by Mayor Spano and the Yonkers City Council for his decades of service to the city. The main flagpole at Yonkers City Hall was named in his memory — a fitting tribute to a man who built not just properties, but lasting relationships and a firm whose values endure to this day.
