DoubleTree by Hilton Washington DC North/Gaithersburg is a full-service hotel located in the heart of Gaithersburg, Maryland with easy access to businesses, historical venues and entertainment options in the greater Washington, DC area.

Our hotel features 301 guest rooms with complimentary WiFi, plus onsite amenities including two swimming pools, fitness center,  Restaurant, lobby bar and complimentary business center. For groups and meetings, we offer 16,500 sq. ft. of modern event space.


Property acquisition


Originally built in 1981, the Hotel experienced challenges in performance due to a lack of capital and inconsistent management from prior ownership. AWRE purchased the property in July 2018 with plans to commence a $15.0 million renovation that will address every facet of the building including; guest rooms, public spaces, the exterior façade, and building systems. As part of the Hotel renovation, the Property will be reflagged as a 299-key Doubletree by Hilton. Project is anticipated to be complete by Q1 2020, 

Following the conversion to the Doubletree by Hilton brand, the Hotel will represent the area’s most recently upgraded lodging product, appealing strongly to both corporate and leisure travelers. Located off of Interstate 270, a four-way interchange, the Hotel benefits from prime visibility and immediate proximity to 2.2 million square feet of office space, including company headquarters and research facilities, predominantly in the Life Sciences, IT, and Communications sectors. Among many prominent corporations nearby includes the National Institute of Standards and Technology directly next to the Hotel, and over 100 bio-tech companies that reside in Gaithersburg and Rockville such as AstraZeneca, Qiagen Sciences, and Leido. Additionally, there are several new, major local developments underway in Montgomery County with a focus on transit-oriented, mixed-use communities.




Renovation began August 2019 and is schedule for completion early 2020.

The 301-key Hotel is currently underway on a $15.0 million  renovation that will address every aspect of the asset and convert the Property to a 300-key Doubletree by Hilton. The majority of the project will renovate guest-facing aspects of the Hotel, including a complete renovation of:


- 301 guest room remodel, new bathroom, furniture, beds, carpet, wallpaper, TV etc...

- New Lobby / Restaurant / Bar including all new food and beverage options. 

- Refreshed Ballrooms and Meeting spaces

- New Pool & fitness center
